RENTAL APPLICATION POLICIES
1. All applicants must sign the application.
2. A $25 application fee per unmarried adult persons-a $40 fee
per married couple-is required for a credit report and processing.
3. Accurate information must be supplied, as in telephone numbers,
names,
dates, income amounts, and number of occupants and animals.
4. Qualification in based on income, references, and past rental history.
5. If your application is approved, you will be required to pay the
full
Security Deposit in advance, so that we may hold the property off
our list
and refuse other applications. If you should change you mind, for any
reason, and not take the property the Security Deposit is non-refundable.
This deposit is forfeited to the owner to compensate them for pulling
it
off our list and losing other prospective tenants.
6. All funds (Security Deposits, Application Fees, and the First Month's
Rent) must be paid in secure funds as in, Money Order, Cashier's Check,
or Cash. Personal Checks will not be accepted until you have moved
into
the property.
7. The tenant understands that after they have moved out of the property,
the carpets are to be professionally cleaned. The Property Must Be
Kept Clean and Sanitary at all Times. Upon move-out the tenant is
responsible to put the property in a clean and sanitary order-if tenant
fails to put the property in clean and sanitary order-M. Scott retains
the rights to hire professional cleaners to put the property into
clean rentable condition-tenant is responsible for all cleaning costs.
The tenant may have the option of having them professionally cleaned
(receipt required) or M. Scott Properties will have them done and
the cost will be deducted from the security deposit.
8. Tenant understands that if a check is returned by the bank (NSF)
to M Scott Properties, the tenant will be charged a $25.00
plus late fees and will also be required to pay their rent by cashiers check or money order.
9. If a property states "no pets are allowed" and a pet
is found on the property tenant understands that they are in breach
of contract and could be asked to vacate within (3) three days and
tenant will be charged accordingly for all damage done by pet.
10. I understand that in signing this agreement, I understand and
acknowledge all of the above conditions and terms.
